Size, geometry, and roof design

Price isn’t just about square footage. Height, span length, number of corners, roof shape, and how the structure attaches to your home all affect cost. Simple mansard or flat roofs are the most affordable, while panoramic and tall configurations cost more.

Wind load zone & frame reinforcement

The closer to the coast, the heavier the aluminum gauge, thicker walls, and stronger anchors required by Florida Building Code. You’re paying for a safe structural system, not just a screen.

Concrete work & foundation

An existing legal slab is one of the biggest cost-reducing factors. A new foundation, slab extension, or demolition significantly increases the estimate and requires separate permits.

Screen mesh type & doors

Standard mesh is the baseline. Upgrades – 20/20 no-see-um, solar, pet screen, privacy mesh – change durability, airflow, and cost. Extra exits or oversized doors shift the structural load distribution.
