The cost is not calculated by one simple formula. Here are 7 factors that combine to form the total.
Price isn’t just about square footage. Height, span length, number of corners, roof shape, and how the structure attaches to your home all affect cost. Simple mansard or flat roofs are the most affordable, while panoramic and tall configurations cost more.
The closer to the coast, the heavier the aluminum gauge, thicker walls, and stronger anchors required by Florida Building Code. You’re paying for a safe structural system, not just a screen.
An existing legal slab is one of the biggest cost-reducing factors. A new foundation, slab extension, or demolition significantly increases the estimate and requires separate permits.
Standard mesh is the baseline. Upgrades – 20/20 no-see-um, solar, pet screen, privacy mesh – change durability, airflow, and cost. Extra exits or oversized doors shift the structural load distribution.
Adding lights, fans, or outlets opens a separate electrical permit, which adds inspections and approvals beyond the structural permit.
Two visually identical projects can differ in price because of site conditions – old cage removal, access for long profiles, pool equipment placement, or landscape obstacles.
Base permit fee in most cities is $75-$150, but plan review fees, zoning, electrical permits, and state administrative fees add to this. HOA requirements may add further.
